Lim CHENG AI

Lim Cheng Ai is a counsel with the Firm.

 

Cheng Ai started practice in Malaysia in 1991, specializing mainly in property law such as contracts for the sale and purchase of residential and commercial properties, acting for banks in the retail financing of housing projects, advising and acting in various joint ventures for housing and construction projects for Malaysian companies, as well as between companies and Malaysian state government bodies, by, inter alia, drafting and vetting the joint venture agreements, shareholders' agreements and supplementary documents.

 

Cheng Ai has been practising in Singapore since 2012, and has acted in a wide range of real estate work such as property sale and purchase transactions for individuals and companies including agreements subjected to JTC’s consent.  She has experience in preparing the option to purchase and sale and purchase agreement for developers of new housing developments including making the application to the Controller to Housing to vary terms of the prescribed agreement.  In addition, Cheng Ai has also acted for developer’s en bloc purchase and owners in en bloc sale to the developer.

Cheng Ai has acted in retail and corporate loans of all major banks including handling loans of BVI and Bahamas registered companies and has drafted loan documents for a major bank.

She has given team support in seminar presentation to bankers with regards to housing development projects in Singapore and Malaysia.

Cheng Ai has been an in house counsel/director for a Malaysian company with investments in real estate and hotel in Malaysia and Indonesia.  She assisted in legal matters pertaining to the sale of the units, including drafting legal documents and liaising with Indonesian lawyers in respect of  Indonesian laws, negotiating on loan financing for the Malaysia company for the project in Bintan and assisted in general legal matters for the Malaysian companies.
